PROPERTY MANAGEMENT SERVICES
FULL-SERVICE PROPERTY MANAGEMENT
Our full-service management program may include rental marketing, applicant screening, lease administration, rent collection, maintenance coordination, owner reporting, tenant communication and ongoing property oversight.
Owners receive access to a secure online portal where they can review statements, reports, income, expenses and property activity.
DETROIT RENTAL COMPLIANCE COORDINATION
We help owners understand and navigate applicable City of Detroit rental-property requirements. Services may include reviewing the property's known compliance status, coordinating inspections, communicating with inspectors, organizing required documentation and obtaining repair estimates.
All inspection fees, City charges, testing costs and property repairs remain the owner's financial responsibility. Certificates and approvals are issued by the appropriate governmental authorities and cannot be guaranteed by Distinct Asset Management.
REHABILITATION AND TURNOVER COORDINATION
When a property requires repairs or rehabilitation, we can assist with contractor estimates, scheduling, project monitoring, progress photographs, material coordination and preparation for inspection, leasing or sale.
Rehabilitation and project-management services are priced separately from monthly property-management services.
TENANT PLACEMENT
For rent-ready and legally eligible properties, we offer leasing and tenant-placement services that may include advertising, showing coordination, applicant screening, lease preparation and move-in documentation.
PROPERTY PRESERVATION AND CLEANOUT SERVICES
Our property-preservation services may include vacant-property monitoring, move-out cleanouts, debris removal, turnover coordination, material transportation and preparation for repairs or inspection.
Select services may be available individually or as part of a complete stabilization and management plan.
BROKERAGE AND PROPERTY SALES
If continued ownership is no longer the right strategy, Distinct Asset Management can discuss potential brokerage and property-sale options under a separate written agreement.
OUR COMPLIANCE-FIRST OWNER POLICY
A property does not have to be fully compliant before contacting us.
We welcome the opportunity to assist owners with distressed or currently noncompliant properties when the owner is prepared to cooperate with a written compliance plan, provide access, fund required inspections and repairs, and respond within established deadlines.
However, Distinct Asset Management will not onboard or continue representing an owner who refuses to pursue applicable rental compliance, conceals known violations, interferes with inspections or directs the company to operate a property unlawfully.
Protecting the property, its occupants, the owner and our professional responsibilities requires cooperation from everyone involved.
HOW THE PROCESS WORKS
PROPERTY ASSESSMENT
We begin by reviewing the property's current condition, occupancy, documentation, known violations, repair needs and the owner's objectives.
STABILIZATION PLAN
When necessary, we develop a proposed plan for cleanout, repairs, compliance coordination, leasing, continued management or sale.
ONGOING OVERSIGHT
Once approved and funded, we coordinate the agreed services and provide the owner with documented updates, financial reporting and access to the Buildium owner portal.
